It was special to hear more about your family, see the artwork, and feel the history that has been built here over the last 25 years. It’s clear this home has been an important part of your lives, especially over the years you’ve spent here with your family.
Where The Home Sits
In Today’s Market
Based on the comparable sales we reviewed, this home sits in a range where presentation, timing, and positioning will matter just as much as the features themselves. In my opinion, the interior finish level is closer to homes like Birchtree, while Meteor is also a strong comparison in a number of ways. Delson helps reinforce a different point, which is that demand in Navan is absolutely there, and when a home is marketed properly and priced right from the start, buyers will respond.
I would see the low side starting around $750,000 in its current condition. With some light updates and the right preparation before going to market, a more realistic range would fall between $775,000 and $825,000, especially if we position the home in a way that supports a three-bedroom perception. As always, the final result will depend on market conditions at the time, including inventory levels, buyer demand, and how we choose to bring the home to market.

A Realistic Range

The opportunity here is not in over-improving the home. It is in preparing it properly, positioning it well, and creating the right conditions when it hits the market so buyers feel confident and act quickly.
A grounded low-side position based on current finish level, age of updates, and the reality of how this home compares against more modern competition.
A more realistic target when the home is cleaned up visually, marketed properly, and launched with a pricing strategy designed to attract strong attention early.
The later the launch, the more likely buyers will have additional choice. More inventory can reduce urgency, which is why presentation and price strategy become even more important if the goal is to maximize the final result.
How The Numbers Were Framed
Not every sale is a direct match. Some help establish condition, some support function and layout, and some simply prove what buyers are willing to pay when demand is strong in Navan.
Helpful as a lower-condition anchor. Older market moment, but a good reference for where finish level and interior presentation affect value.
A stronger support comp in several ways, especially for bungalow form, finished lower-level utility, and buyer expectations in this neighbourhood segment.
Newer and more modern, so not a direct like-for-like comparison, but an important reminder that buyers continue to pay strong numbers for well-positioned homes in Navan.
This sale sits at a much higher level, but it still helps reinforce the broader point that demand exists in this pocket when the home, timing, and marketing all line up.
Small Changes.
Better Positioning.
As we discussed, I would not recommend major renovations here. The goal is not to overspend. The goal is to simplify, modernize where it counts, and create a cleaner visual impression so buyers respond faster online and in person.
A clean, lighter canvas always helps buyers process the home faster, especially once artwork and personal photos are removed.
Updating interior doors, closet doors, and hardware would create a more current and consistent feel throughout the home without taking on a major project.
Painting the cabinets and updating the hardware would refresh the kitchen significantly and improve one of the most important spaces for buyers.
Replacing the liner would improve the visual impact of the backyard and could be a worthwhile photo-driven update. I also have some great connections in the pool industry to help with this.
The home is already well cared for. Light staging and decluttering would simply allow the space, layout, and warmth of the home to come forward more clearly.
